@Vladimir Amazan What is it you are looking for, your question is pretty vague. Winter Haven is pretty small as are all the towns around it. Yes, it is growing, but at a slow pace. It is not easily accessible to Tampa or Orlando as you have to go thru a bunch of small towns to get to the main highway (I-4) and go thru Disney traffic etc.

Most of the homes and multi family are old and small too. There is opportunity there, just don't set your expectations too high. It will take longer to appreciate there as opposed to Tampa and Orlando, and current prices reflect that. Only a couple multi family available and not really worth it. Look at incomes and demographics, that will tell a big part of the story.

I'm in Orlando, and we are funding quite a few deals in Winter Haven. Flips have good margins and the price points are low enough for Central FL that the cash flow works.

@John O'Leary, what areas are being revitalizing? What rents are going at for LTR on a duplex?

With a $400k loan budget, what’s the inventory like for duplexes and triplexes?

What are some of the neighborhoods I should look into?

    Thank you for your feedback.

WH is booming for its size. I have property there. So fast growth that the city cant manage. Building apartments like crazy because inventory for that is low. Homes flying off the market in just a few weeks. Its far from everything but folks are willing to deal with it, commute to 14 about 30 minutes. So everything takes an hour and a half to Orlando or Tampa.  You can still find something at 250 or below less than 1500 sq ft, so it will be smallish. It all depends on your strategy.  I do buy/hold, special needs housing.
