Private Money Lenders – What’s Working Right Now?

Curious how folks are structuring private money deals in today’s market. Are lenders still comfortable with shorter terms and higher rates, or are you seeing more conservative positioning? Would love to hear what’s actually getting deals funded right now.

We have not changed, we will not go above 75% LTV on a deal and make sure the borrowers credit is in good shape. we are seeing a lot of borrowers in troulble on other projects and attempting to refinance good ones to save bad ones, which we do not do typically and will probably end up in a worse position for that borrower

We have $35M out at 1 point upfront and 18% annualized with monthly interest only payments. No issues because we can close same day if we get everything we need. These are all 6 month fix and flip loans on single family. Super simple and straightforward.
