The real estate play hiding inside the AI boom that nobody's talking about

Been chewing on something for a while and wanted to get this community's take.

Everyone's watching AI stocks, chip makers, cloud companies. But has anyone else noticed what's happening on the land side of this equation?

Data centers captured more than one fifth of all global greenfield investment last year. Over $270 billion. And here's the part most investors miss — every one of those facilities needs flat, accessible, power-adjacent land. Not in Manhattan. Not in San Francisco. In places like rural Virginia, central Texas, the Midwest.

For every dollar going into chips and cloud computing, another is flowing into the energy, minerals, water, and metals required to support it. Data centers in Texas alone are projected to consume 49 billion gallons of water this year — and nearly 400 billion gallons by 2030.

That's not a tech story. That's a water treatment story. A desalination story. A land-adjacent infrastructure story.

And then there's the flip side — as the world gets more digital, people are paying premium to escape it. Glamping is a $4.2B market headed to $7B by 2031. Experience-based tourism on private land is quietly becoming one of the best cash-on-cash plays out there.

Both sides of this equation point to the same asset: land.

Anyone else positioning around this? Curious what others are seeing on the ground — especially anyone near data center corridors or in the outdoor hospitality space.
