The market seems to be splitting right down the middle. Entry level homes under $300K are still moving strong in my area first time buyers are finding ways to make it work despite the rates. But once you hit that $400K+ range, things really slow down.
The move up buyers seem to be the ones feeling the squeeze most. They're sitting on their low rate mortgages but their families have outgrown their homes. It's creating this weird logjam where nothing's really crashing, but nothing's really flying either.
What's interesting is watching the rehab market. Properties that need work are actually getting more action because they're priced lower and buyers can add value over time rather than paying top dollar for turnkey.
