🏠 BUYERS HAVE MORE NEGOTIATING POWER

We're seeing one of the strongest negotiating environments buyers have had in years.

Inventory has grown, homes are sitting longer, and more sellers are reducing their asking prices.

And with the holiday season approaching—traditionally a slower period for real estate—buyers could gain even more leverage.

Does that mean every home is a great deal? Absolutely not.

But the right property could present opportunities to negotiate:

✅ Lower purchase prices
✅ Seller-paid closing costs
✅ Repairs and concessions
✅ Interest-rate buydowns

Properties that have been sitting on the market or have already experienced price reductions are particularly worth watching.

📈 WHAT'S GOING ON WITH INTEREST RATES?

Mortgage rates have climbed again, with the average 30-year fixed rate reaching approximately 7.5%.

Outside of the brief spike in late 2023, rates at these levels have been relatively uncommon over the past two decades.

What's driving them higher?

Rising Treasury yields, persistent inflation concerns, energy prices, and continued economic strength are all contributing factors.

Higher borrowing costs are certainly challenging affordability, but they're also creating opportunities for buyers who can negotiate effectively.

🏗️ DON'T OVERLOOK NEW CONSTRUCTION

Builders are competing for buyers, and some are offering aggressive incentives.

Rather than simply reducing home prices, builders may offer:

✅ Below-market interest-rate buydowns
✅ Closing-cost assistance
✅ Design and upgrade packages
✅ Additional financing incentives

In some cases, the overall financing package can make a brand-new home considerably more attractive than the advertised price alone suggests.

MY ADVICE? COMPARE ALL THREE OPTIONS.

  1. Resale homes

  2. VA assumable properties

  3. New construction with builder incentives

Each presents different opportunities, and understanding the numbers can make a significant difference.

THE BOTTOM LINE

There's no perfect time to buy real estate.

But there are times when buyers have more leverage, more options, and greater opportunities to negotiate.

And right now, Las Vegas buyers may have more room to negotiate than they've had in years.
