Hey All!

I'm looking to connect with a Wholesaler that would be willing to take me under their wing and show me the ropes! I've been a realtor for 5 years and am familiar with process, however, have never been on the wholesaling side of things and would love to start!

Look for someone in my area so that I pick your brains first and buy you a cup of coffee along the way :)

    Hey Joseph, congrats on wanting to expand into wholesaling. Your 5 years as an agent is actually a huge head start. Most new wholesalers spend months learning what you already know: how to comp properties, read MLS data, understand what buyers are looking for, and talk to sellers.

    A few ways to connect with local wholesalers in Orange County: First, hit up your local REIA meetups. OC has a few active ones and wholesalers tend to show up because thats where the buyers are. Second, search the BP classifieds forum for people posting deals in your market. When you see someone consistently posting OC deals, reach out and offer to grab that coffee. Third, check Facebook groups like "Southern California REI" or "Orange County Real Estate Investors" where wholesalers are actively networking.

    The biggest shift from agent to wholesaler is mindset. As an agent you get paid when a deal closes. In wholesaling you find the deal first and only get paid if your numbers work for an end buyer. That means getting really good at estimating ARV and rehab costs quickly, and building a buyer list before you even have a contract.

    What specific part of wholesaling are you most curious about? Finding deals, analyzing them, or dispositions?
