Actually all good from a price point and rent stand point because you can pick up a duplex for under $255K and the rents start around $1500 per door. You can and should cash flow fine even if you are financing. Investment rates have improved over the last week and are expected to get better into September!
I just had an inventor close on a duplex in Bennington and North Bennington June and July. Both turnkey but there are a couple priced decent with good ARV potential.
