Hey all. I will hopefully be a first time out of state investor looking to purchase my first short term rental in the west palm beach area. Looking to connect with agents brokers etc who can help me on this journey. Looking forward to connecting!

West Palm Beach can be a good STR market, but I'd verify the local short-term rental rules and cash-flow numbers before getting too deep into a property.
For a first out-of-state STR, I'd focus on building the right local team first:
STR-friendly agent
lender familiar with STR/DSCR loans
property manager/co-host
cleaner/maintenance contact
insurance agent
Also check whether the property qualifies for STR use before writing offers. Financing, insurance, HOA rules, and local ordinances can all affect the deal.

West Palm can definitely work for STRs if you buy in the right pocket and stay very conservative on insurance, taxes, seasonality, and local regulations. A lot of first-time out-of-state investors underestimate how important the local team is, especially with STR management and turnovers. The biggest thing is finding people who actually understand investor numbers instead of just selling vacation properties. Some investors also balance higher-appreciation coastal markets with Midwest cash-flow rentals so they’re not relying entirely on STR performance and tourism cycles.
