❓Who’s got extra WOOD….

We went through so many 2 x 4’s to reframe the inside of this building. I was trying to find every lumber yard in the Midwest to order from.

This building had not been renovated or maintained properly the previous 50 years, and it was either tear it down and start over or take it down to the studs and rebuild it.

The key IMO to maintaining buildings long term is to keep WATER out of the basements and foundations💧🙅🏽‍♂️🏠

This place had water leaking into every corner of the foundation and basement due to lack of proper grading and landscaping around the exterior.

The good news is that when we purchased this building it was 50% vacant, and rents were averaging $500 per month. Rents in this building after renovation will be closer to $800👍, and we will have over 90% occupancy in the next 3 months.
