We picked up this Denver home back in December for around $500k, and although we aren’t actively looking to buy single family homes in Denver, this deal was too good to pass up.
The home was in really good existing rental condition, but it also came with a permitted ADU (Accessory Dwelling Unit) which we renovated and were able to lease up the first weekend that it was listed.
The ADU was leased for $1,395 + $100 in RUBS due to the neighborhood it was located in. We had originally budgeted $1,200 for the ADU.
With the ADU leased, we were able to generate $1,500 in free monthly cash flow, since the main home rent covered the mortgage, taxes and insurance.
