Some of you may remember me posting about this deal when we closed on it a year ago. @ the time it was one of the most gratifying closings due to the work it took to buy it.

The numbers will turn out to be better than we had projected, although the work it took to get through construction🚧, city inspections👷🏼‍♂️ and historic compliance was 10x harder than we had anticipated.

Punchline: Sometimes the deals you are most excited about end up being way more work than you expected, and the lessons learned along the way are more valuable than the actual dollars you make on the deal itself.
