More Firsts – How I Got Started

Everything up to this point has really all been talk, even this post could be considered actionless talk, but I feel like I’m doing something. I’ll feel really good about all of this when I finally close on a deal.

Real Estate Investor Meetings

I made it to the Denver BiggerPockets Real Estate Meeting last week and it was truly a wonderful experience; I learned so much about the local market. No matter how much you think you know about investing, go network with the people who are actually doing it in your market and you can see how much more there is out there to learn.

Making Offers

I was sitting around writing my business plan and I thought to myself “how am I actually going to get involved?” In other words – What can I do right now to make this thing come to life? And it hit me, it was right in front of my face because I was sitting there, writing my plan: Go make offers.

So that’s what I did. I pulled up Craigslist and made an offer on a house that needs some work. Now, I fully expect that offer to get turned down, but if it does get accepted then it will almost definitely be a deal.

I also found a property that a wholesaler is trying to sell and I asked for the address so that I could pull the comps on it. I fully expect that property to not be worth it since on the preliminary research that I did it seems like it’s being sold right around market value. Seems like a wholesaler who doesn’t know his market. I’m guessing he won’t be around for long if he keeps on pitching deals like this.

Action is the Only Way

Really what I’ve discovered this week was that the only way that I’m going to get involved is to get out there and be active. I can sit around all day long and think, but that won’t get me anywhere. The only thing that will make a difference is if I get out there and do something about it.

A Note on these Blog Posts

I hope to one day have a post that doesn’t just seem like me rambling away and that I can actually provide some sort of education to all those paying attention. I have an idea that will come in the next couple of weeks about database management for your detailing business, but that is actually going to be a piece that I take my time with, not something that is logging my weekly ventures into the world of real estate investing.

  1. Good job taking action. You'll never buy a house if you don't actually ask someone to sell you one! :) This seems obvious but is a stumbling block for many, myself included.
