What to Look for in a Rental

So I have made the move to the Bentonville Arkansas ( NWA ) area.  I went to a REI meeting I found on the "meetup" App, found someone who is willing to share their MLS list with me to start Looking for a Buy & Hold Property.  I want to look at 4/2 property but 3/2 are renting for roughly the same as 3/2.  There are a lot less of them on the market to rent.  I am considering this as the market or tyoe of property I am after.  Does anybody have any experience with 4/2 4/3?  That is where I am at.  Really I cant decide on the makeup of property I am after.
