Need advice before purchasing a rental property

Member since 2026 · 2 posts · 1 vote

Found a property I liked and was wondering if I can connect with someone who has more experience.

Found a property that is on the pricier side due to its location right next to a religious institution. 2bd 2bath for 395k$ in Glen Ellyn Lombard area.

Before focusing on the location alone, I'd look closely at the rental numbers. Compare expected rent, taxes, insurance, maintenance, and vacancy to make sure the property still cash flows. If it's next to a large institution, I'd also research how that affects tenant demand and resale value over time. Hope that helps, and good luck with the purchase!

Hey @Mohammed Raziuddin, welcome to the BP Forum! What's the square footage of the property and lot? Does it need much done in terms of rehab?

hey, it's cool you found a property you like. for that glen ellyn / lombard spot, i'd really dig into the local numbers to make sure that price makes sense.

first, check out the county recorder or assessor's site for recent sales of similar 2-bed, 2-bath places in the immediate area. this helps you see if $395k is on target. then, look at what comparable rentals nearby are actually going for – not just what's listed, but what's leased. for the religious institution, think about any impact like extra traffic, noise, or parking on specific days. that could affect a tenant's experience. also, always check property taxes for that exact address on the county auditor's site; they can vary and impact your cash flow a lot. it helps to know what similar homes next door are paying.
