Beyond neighborhoods, I'd spend time connecting with a couple of property managers and contractors—they'll often give you a much better feel for rental demand, renovation costs, and which areas consistently perform well for long-term holds. Since you're investing from overseas, I'd spend as much time building your local team as analyzing the deals. The right agent, property manager, contractor, and inspector will make a huge difference. If you're open to other Midwest markets as well, Ohio is worth considering for BRRRR and buy-and-hold investing, with affordable entry prices, strong cash flow potential, and plenty of value-add opportunities. Beyond the property manager and contractor relationships others mentioned, I'd insist on a video walkthrough before closing, not just photos, and I'd run the property manager's references by asking for two or three current owner clients you can actually call. For BRRRR specifically, get your refinance lender lined up before you buy so you're not stuck holding rehab capital longer than planned. The biggest mistake I see out-of-state investors make is trusting a single local contact for the whole loop, sourcing, inspection, and management should be at least two different people checking each other
