it’s really tough to get a full picture of a sponsor just from forum comments, because every deal and market is unique. what you want to focus on is independent verification of their track record, not just others' opinions.

i’d ask lightstone direct for a list of their previous projects in south carolina, including the property addresses. then, you can verify property records for acquisition dates, ownership changes, and any recorded liens at the county recorder’s office.

also, compare the pro forma rent projections and expenses they’ve given you to actual rental comps and property tax records for similar properties in that specific market. that will show you how solid their financial model really is.

have you been able to pull up any of their past deal addresses at the local county clerk's office yet?
