finding a mentor or team is great, but the fastest way to learn is by doing the foundational work yourself. i'd start by spending a few hours really digging into tulsa county's public records.
pull up the county assessor's site and look for single-family or small multi-units (2-4 units) with signs of distress – like properties with tax delinquencies or code violations. most of this data is free.
next, drive those specific neighborhoods. look for properties that seem neglected or vacant, then cross-reference those addresses with your initial list. this helps narrow down owners who might be ready to sell.
you'll learn more about your market's true potential from this hands-on research than anything else right now. have you spent much time diving into tulsa county's public records or driving for dollars in specific areas yet?

And yes, I have been researching for about four months or so just kind of doing my own footwork and learning, but at the end of the day it's a complex business and dislike anything else a bunch of mistakes that can be made so if I can get some guidance and help from someone that has experience, that's always the right thing to do in business. You're already ahead of a lot of first-time investors by being open to learning before jumping into a deal. If house hacking is on your radar, I'd spend some time understanding what your monthly payment would look like after rental income rather than focusing only on what you qualify for. It's easy to buy the maximum a lender approves, but the better goal is finding a property that still leaves you with comfortable cash flow and reserves.
I'd also build a small team early, including an investor-friendly agent, lender, and inspector. Having the right people around you can make evaluating your first opportunity much easier than trying to figure everything out on your own.

So Gregory- My first reaction to your post was to comment on "Holmes", but when I write it doesn't sound the same in writing as it does in my head. Since you own your own business & are launching another one I'm going to assume that your business acumen is high. So here's my recommendation:
1. If you're focus is going to be house hacking start researching/starting to understand multifamily price points in your area. You may want to start interviewing investor friendly realtors to help with your research.
2. Start pulling together all of your financials and start interviewing lenders (mortgage brokers, banks, credit unions.... I'd consider starting where you are already doing your banking. Evaluate their programs; FHA; Conventional, NonQM (A lot of self employed use NonQM loans- I won't explain it here because you can look it up on your own)
3. While doing your research if you discover that many properties may need to be updated or renovated (There are loan packages that will provide you with $ to purchase and renovate; i.e. FHA 203k) Then you should start asking for referrals in your area to contractors, handymen. Even if you want to move into something that is move in ready with out any repairs or updates I recommend you do this research anyway. Whatever you purchase will eventually need some work & it's better to know someone you can call because you've established the relationship
4. While not absolutely required, start interviewing closing attorneys. Bottom line- You want someone that will protect you throughout the buying process
My opinion- You do not need to work under someone if your goal is to househack. You need to get your finances in order, get pre-approved for a loan (unless you are paying cash) & have some idea of where you want to live. The other thing you'll need to know is how to evaluate a deal or a Proforma. Again I assume since you are running a business the last part will be easy for you.
What is you're investment goal in the next 12-24 months? Are you looking to flip properties to build up cash reserves or are you in a place financially to buy properties as true long term investments?
The reason I ask this question is because your said your wanting to "Secure my first deal". As you probably know, there are so many ways to get started on your REI journey and understanding your short term goals is key so you can be focused moving forward. I see it everyday, people just getting started but they want to try and do everything... those people typically end up doing nothing. This was me in the beginning and it wasn't until I decided what my short term goals were that I started to be successful.
