I am looking at a fix and flip in W.A. that’s up for 240k 3bed 2baths and comps around are 400k and there also 3bed 2baths with similar sqft how do I evaluate the rehab cost or get a contracter to give me a quote for a full rehab ? I’m a first time buyer and looking to get started.

    Congratulations on taking the first step! One of the best things you can do is walk the property with a few local contractors and get multiple rehab estimates. That will give you a much clearer picture of your renovation budget and help you evaluate whether the deal still makes sense. Once you have those numbers, we'd be happy to discuss financing options for qualified fix-and-flip projects.

      Would you say WA state is still a good place to invest in? there's been a lot of changes and it seems the consensus is to invest elsewhere. Wanted to ask your opinion on the matter.

      Well, I was investing only in Washington. King Co, Snohomish Co. Pierce Co, Thurston Co and training investors on both the east & west side of the mountains. It got so bad I sold all of my holdings and moved my operation to Arizona where success is appreciated not punished. Most of my trainees come form California now and I go over with them which states to avoid based on their goals.

      I won't invest in Washington again until they change their punitive approach to investing.

    If your comps support a ~$400k ARV, the next step is getting a realistic rehab budget before committing to the deal. I'd try to walk the property with at least two or three local contractors for estimates, and always build in a contingency for unexpected repairs. As a first project, being conservative with rehab costs usually pays off.
