I have a 6 unit property that is addressed as 4355 A, B, C, D, E and F.
My property management company has tried to list unit D with Zillow and Zillow says that address doesn't exist. We have it listed on a few other websites but have had no inquiries in 2 months. Zillow tends to generate a vast majority of the traffic in the Eugene, OR area.
Has anyone has this issue? My property management company has sent numerous request to Zillow in an attempt to rectify the situation but there is no response and no person to call. What to do?

Usually I look for a few things. Is it pulling correctly on USPS records & assessment office (recorded with its own address designation). If not, you can request an official validation. If that's not it, where is the PM pulling from? Is it pulling through a software at your PM or are they doing it manually (usually Zillow's rental listings come from MLS/IDX feeds so you have to make sure it syndicates correctly).

I looked up the place on the USPS site and they do recognize 4355 D as a specific address.
The assessment office records the property as 4355 but does not list specific units.
Zillow has allowed us to list 4355 unit B, E, and F but we have not tried to list unit D until now.
I'll check to see how they submit the listing. The Zillow robot response says address not valid so they have been receiving the request through one of those channels.

I use the Zillow api for all my advertisements as well as Facebook Marketplace. As a workaround, can you try to list unit D under the main property address (with no unit attached) so it will pop up on Zillow? It may at least show until you can get it rented. Facebook marketplace is actually a decent alternative to Zillow as you work to get this fixed and it's free. I find the local reach is pretty good with that. I get almost as many hits there as I do with Zillow, sometimes more.

I track numbers on my listings. - get about 4x the inquiries on FB Marketplace as I get via Zillow rentals, but the quality of the inquirers are much lower on fb marketplace. - I get over 2x more applicants via Zillow rentals than fb marketplace. That implies I have a near 8x better application rate per inquirer from Zillow. - I get about half of Zillow rental inquirers to view the property. - i get about 1 of 6 FB marketplace inquirers to view the property. - I do not track this quire as well, but it is my belief that a higher percentage of Zillow applicants actually end up renting than FB Marketplace applicants. We have slightly worse than 50% application to place ratio. Of the 50% that do not get placed, only about half are eliminated by us. Virtually all the other half is tenant pull out for some reason. We just had a somewhat unique not placement. The LL reference did not respond so tenant was left in limbo. The day LL responded with questions (not the info) the tenant signed lease with someone else. I suspect the new LL accepted the tenant without existing LL reference. We never will do that.
in our market, for leads FB Marketplace is superior. For quality leads, Zillow rentals is far superior.
@Tom Fidrych if nothing else works to get the unit with the correct address, I would use different unit address on the property (maybe the entire property, no unit indicator provided) in the part selecting the unit and in the description put the real address. Zillow generates too many quality leads to not be used. They post I believe to 4 additional websites. That is too much traffic to do without.
