Looking for the best Paid service in Texas for Pre-foreclosure leads?

Question

I've used prop stream and property radar but finding some challenges in counties surrounding Dallas. I'm looking for the best paid online service, not looking to go to the courthouse/recorders office.

Any suggestions please.

@John Slater the county clerk maintains this record for most counties. If you just google the county and preforeclosures you should land on the right place. In my experience Collin, Dallas, and Denton county have pretty manageable data sets. Tarrant county is a bit more difficult to deal with.

You can also look at Roddy’s Foreclosure Listings. You have to pay monthly for lists but everyone at auctions tend to have these data sets with them. They start populating about 35 days prior to auction.

Foreclosures are public records and they are available in the County website, but it is really troublesome to look at every document in the PDF.

I did have the same issue with Popstream as well, I heard about Roddy Foreclosure Listing too, and I am using  my Title services which is the most accurate. If you do a relationship with them you can have access to their tools and pay for the service that they offer that is not that expensive for the list.

For Texas pre-FC leads without going to the courthouse: the Dallas County Clerk posts the trustee sale notices as free PDFs on their site (dallascounty.org - County Clerk, Recording Division, Find Foreclosure Notices), split by city and auction month. Denton, Collin and Tarrant publish similar posting lists.

Since the window from posting to auction can be as short as 21 days, I'd suggest checking the PDF's upload date, not just the auction date - a posting that's three weeks old may already be past the sale. A quick parse of those PDFs (they're text-based) gives you parcel, owner, mortgagee, and instrument number to verify against the county's own records. That covers the "challenges in counties surrounding Dallas" gap better than any paid list I've seen, at least for posting-date accuracy.
