If you’re investing from out of state, I’d worry less about finding the “most investor-friendly” agent and more about finding one who can actually protect you from the things you can’t see remotely.
In New Braunfels, I’d specifically want an agent who understands flood exposure, short-term rental restrictions, HOA/deed restrictions, property-tax and insurance burden, foundation/drainage issues, neighborhood-by-neighborhood rent demand, and how quickly different product types actually move on resale.
I’d also ask them to show me deals they told investors not to buy. That tells you more than a list of closings.
What I would not optimize for: the agent who sends the most listings, says every property is “a great deal,” or leads with projected appreciation.
A good investor agent should be able to tell you:
what can permanently hurt the value,
what assumptions in the underwriting are weak,
what the backup exit is,
and what they’d be nervous about if it were their own money.
If they can’t do that, they’re probably functioning more like a transaction coordinator than an investment partner.

If you’re open to investing outside Texas, I’d also put the Midwest on your radar. You can find solid, investor-friendly markets and good cash flow, and being out of state is much easier when you have the right local team in place. I’ve helped investors with exactly that, so happy to share what I’m seeing if it helps.
