I don’t think there’s one “best” without defining what you’re measuring.

Portal leads can have very high intent because the consumer is already looking at a specific property, but they can also be expensive and you’re building the relationship inside somebody else’s ecosystem.

Google/direct website leads are more interesting to me long term because they compound. You’re building your own search visibility, the consumer came directly to you, and you own the relationship from the beginning.

BiggerPockets is a different animal entirely. Volume may be lower, but an investor who finds you after reading your posts already has context about how you think.

I’d measure each source by cost per closed relationship, not cost per lead — and I’d include how much future business and referral value that relationship creates.

it all works, any limitations to the closings I get off lead sources are generally my own issues/inability to followup effectively, however I do like the bP leads as I generally feel if the people are on bp theres a bit of a filter there that I like in a way.

The cost per closed relationship is important. It should exceed the cost per lead and your initial investment if you have enough closings. ROI needs to be evaluated to determine success with a digital lead source. Whether it made a return on investment, and whether you are continuously making a return, should be considered.

The future business and referral value is a factor as well. That one lead can produce more GCI long term. Great points, Mark!
