    607 FICO by itself doesn’t kill a rehab deal. The bigger question is whether the deal is strong enough to carry the borrower.

    For a brokered rehab file, I’d package the thing around what an asset-based lender actually cares about: purchase price/current value, credible ARV, detailed rehab scope, total LTC/LTV, borrower liquidity, experience, timeline, and a believable exit. If those are clean, you’re not really shopping for somebody willing to “ignore” a 607 — you’re looking for a lender whose box is built around collateral and execution rather than pristine consumer credit.

    The mistake would be blasting the file to 20 lenders with “607 FICO, who can do it?” That makes a potentially financeable deal look weak before anyone sees the economics.

    William, if you’ve got the actual property numbers, post them. That’ll tell us a lot more than the credit score.

      Luna Pier, MI, Borrower has done many rehbas but as the contractor not as a flipper. He did flip 1 about a year ago. He owns several other properties that are waiting to be rehabbed but he wants to finish this one first. he owes 50K to a hard money lender and needs another 60K so total of about 110-120 on a property that a realtor told he he can list for 335K. Current as is value approx 200 k.

    Mid construction will be more of an obstacle for most over the credit score because of mechanics lien risk.
