Looking to start a affordable housing project

Hello, I’m developing a vision for quality, affordable housing in California and I'm looking to connect with professionals that have already done this or are well educated experienced investors, developers, and housing professionals who can help me understand the path from concept to construction.

"Affordable housing" is vague but generally speaking today's cost of construction and added expenses brought on by most building codes simply do not support building affordable housing. As a society do we have an affordability problem? Absolutely. But this is not an issue any private developer can solve. Since you posted in the syndication and passive real estate investing forum category I suspect you are looking to raise capital for this strategy? I caution you to rethink this because I continue to see GP's and syndicators raise capital citing the affordability issue given its easy for everyone to understand since its front and center in the news daily. The issue is their business plans only account for the "why" and not the "how". You may succeed with raising capital because most retail LP's only care about the "why" but it's a losing strategy.

It's difficult to raise capital without the ability to explain the "why" but being able to perform also requires the "how". My advice is to explore alternative strategies that can address both.

"Quality" and affordable housing are very challenging since the cost to build housing is so expensive it's nearly impossible to be "below market" which is what people consider affordable.
