Anyone have a good lender in Jackson TN?
Im putting 4 homes under contract and want to have one loan. Each home has a sales price of $35k and will not meet minimum loan requirement amount if done individually.

Four $35k notes will bounce most retail min-loan desks if you try them one-by-one — a blanket/portfolio loan on the package (or a local credit union that actually holds small West TN paper) is the cleaner ask than forcing conventional four times. Confirm whether they need personal name vs LLC, cross-collateralization, and what happens if you sell one address later. DSCR can work on a small package too, but watch the lender's per-property and aggregate floors before you assume rent-based saves it.
