Hi everyone, I'm hoping someone familiar with NJ MLS and Zillow/Redfin syndication can help me understand what happened with my rental listing.

I own a condo in West New York, NJ that has historically rented relatively quickly. This time, after roughly four months with almost no inquiries or showings, I started wondering if something was wrong and looked more closely at how the listing was appearing on Zillow and Redfin.

My agent entered the MLS listing as:

Property Type: Residential Lease
Style: C15 Multi-Level

He says this is how he has always entered condo rentals and that the MLS listing was set up correctly.

However, I found several issues after the listing syndicated:

1. Zillow was displaying the property as a single-family home rather than a condo.

2. Parking appeared to be correctly entered in the MLS, but when I selected the parking filter on Zillow, my listing disappeared from the search results.

3. Redfin had a similar issue with the laundry information/filter.

I contacted Zillow, and their MLS/feed department investigated. They told me that the data they were receiving showed the property type as Single Family and the parking field as NULL.

I also contacted NJ MLS directly. The person I spoke with told me that “Condo” is available as a Style selection, which made me wonder whether selecting C15 Multi-Level instead of Condo may have affected how the listing was mapped to Zillow/Redfin.

So my main question for agents familiar with NJ MLS is:

Is “Residential Lease + C15 Multi-Level” the correct way to list a condo for rent, or should the Style have been “Condo”?

And if the parking information was visible/correct in the MLS but Zillow received it as NULL, does that point more toward a syndication/mapping problem, or could something about the original MLS entry have caused the data to map incorrectly?

I'm not trying to blame my agent or the MLS. I'm simply trying to understand where the issue occurred and whether the original MLS setup contributed to the listing being incorrectly categorized or excluded when renters used certain filters.

I'd especially appreciate input from NJ agents who use this MLS or anyone who has dealt with Zillow/Redfin syndication issues.

    Recommend contacting the NJ MLS and ask for a list of their available listing data fields.

    I did a quick search and found this info:

    Core NJMLS Listing Fields & Categories

    • Identification & Status: MLS Number, Property Class/Type (Residential, Multi-Family, Condominium/Co-op/Townhouse, Commercial, Land, Rental), and Listing Status (Active, Under Contract, Sold).

    • Location Data: Street number, street name (note: standard Matrix updates require omitting "street," "road," or "avenue" in specific search bars), municipality/town, county (Bergen, Essex, Passaic, Hudson, etc.), zip code, and block/lot/qualifier tax data. [1, 2, 3]

    • Financial & Terms: List price, annual taxes, tax year, association/maintenance fees (for condos/townhouses), financing terms, and commission split details. [1]

    • Property Details & Dimensions: Number of bedrooms, total bathrooms (full and half baths, formatted with decimals like 1.1 for 1.5 baths), square footage (if available/estimated), lot size, year built, and garage/parking spaces. [1, 2]

    • Remarks & Disclosures: Public/Internet remarks, agent-only remarks, and mandatory disclosures—such as specifying if an owner holds a New Jersey Real Estate License or including Lead Paint disclosures for homes built prior to 1978. [1, 2]

    Key Rental Listing Fields & Search Criteria

    • Available Date: The specific date the rental unit becomes vacant and ready for occupancy. [1]

    • Location Identifiers: Street address, town, zip code, building/complex name, or specific MLS number. [1]

    • Rental Styles / Property Subtypes: Categories including 2 Family, House, Condo/Townhouse, Co-op, Apartment, Multi-Family, or Shared. [1]

    • Additional Features & Amenities: Checkboxes and filters for Laundry, Elevator, Fitness Center, Short Term availability, Parking, and Pet Policies (Dogs or Cats allowed). [1]

    • Basic Property Data: Number of bedrooms, full and half bathrooms (entered with decimals like 1.1 for 1.5 baths), and list price/monthly rent range. [1]

      Thanks Drew, appreciate you looking into this. I actually contacted NJMLS directly, and they confirmed that “Condo” is available as a Style option, which is what made me question the original entry.

      My agent used Property Type: Residential Lease and Style: C15 Multi-Level. When I asked him about it, he said he’s been entering condo rentals this way for about 20 years and has never had an issue, so I’m genuinely trying to understand where the problem occurred.

      Zillow’s MLS/feed team told me that the data they received resulted in the property showing as Single Family, and that the parking field was coming through as NULL, even though parking was entered in NJMLS.

      So what I’m really trying to determine is whether C15 Multi-Level is in fact the correct Style for a condo rental, or whether “Condo” should have been selected instead, and whether that could have affected the Zillow/Redfin mapping.

      If anyone here actually uses NJMLS and has listed condo rentals through it, I’d really appreciate knowing how you normally enter those fields.

      I'm going to "guess" your agent hasn't changed with the times and thus has entered in the MLS incorrectly.
