I'm not sure if anyone else has experienced a terrible property management company in the Jackson MS area, but I have had some of the absolute worst experiences that you can imagine!
No contact, waiting weeks or months to report damages and even longer to get them fixed, no urgency to lease to anyone, telling me straight up lies about progress and acting like I don't have any other options because I'm out of state, or at their mercy somehow!!!!
Oh no, never ever again will I fall victim to this!
And thus, the call to action to create our own company!
Anyone else deal with a catastrophe like this with PM companies in Jackson MS?? Please share, I would like to know that I'm not alone in this travesty.

Which companies have you used? There has to be at least one good company in the Jackson area. Also, starting a PM company yourself is a massive undertaking. I'm not sure if your comment about starting one was serious or not though. Property management is also not a terribly lucrative business model either unless you have it connected to a brokerage and you have other companies integrated with it like HVAC, plumbing, etc to funnel more business through it.

We've been in business for a while now and it's actually going quite well. My husband used to be in the industry, and I had already started the real estate training, so we were able to take our experiences, and the recognizing of other companies short comings, and create the exact opposite style of business.
We have 24-48 hour lease turn around times, we communicate with our owners/investors frequently, and we're growing everyday.
We know a lot of people in the industry as well, so we have teamed up with a couple of brokers, and we have a team of contractors as well. So far everything's been great and we've really been able to give back to our community and actually help people quickly solve the problems that other places took an eternity to even approach.

I see it says your in San Diego CA, and you're a Military Investing Contributor, thank you for helping Veterans! Exactly what does that entail when you do those types of contributions, I'm not familiar with that space.
Im originally from CA as well, I lived there for about 30 years. My husband is also a Veteran, so are the other gentlemen that we work with.
It's such a small world sometimes, what a coincidence!

Happy to recommend. We expanded our business from OH to Jackson about 3 weeks ago. We connected with what we feel is the best team in town. We are starting with 10 properties and negotiating a pack of 50. This is not my 1st BBQ so we are aware of exactly what to look for,

I'm so glad to hear that your experience has been more positive working with PM's in the area. I just know there are certainly some less than stellar options out there, and it can be frustrating for sure.

I’ve dealt with a terrible one getting started. There’s a whole story there.
I’ve heard awful things about Evernest from other LLs.
They tried to bring me on as a client and I got very salesy vibes, I went to check the reviews and they are definitely fake. Tons of vague 5 star reviews drowning out a bunch of specific 1 star reviews from LLs. Steer clear.
If you are looking for quality operators look for rental listings that have been continuously rentals for many years with low turnover. That’s the manager you want. Call them and set up an interview, call the property owner too and that’s your client interview. Advertising and review systems are a blight because they’re so easily gamed. Good luck!

U must be a licensed MS RE Broker to manage real estate for others.. you can own the company but you have to hirer a MS broker to manage it. Jackson PM services run the gambit.. But most folks that complain about management are buying the low end tough to manage properties and brag of 10 to 20 CAPS the result are a direct result of the tenant base in that area and at those price points.
If you buy in Madison county Rankin county and buy nicer properties you will get better managers but the cheap hard to manage props only a few will put up with the BS tenant base and all the drama associated with it.. I owned 200 houses there at one time all C and D it was unmanagable even with partners on the ground managing them. I took a buyout 8 years ago and the partners that bought me out did not make it 18 months before they folded.. and gave up .
its the asset class and tenants.. I also owned 22 new constructions in Madison and Rankin and those tenants I could self manage from my office in Oregon.. I used a Broker to place them then we self managed but these were A class renters no drama no collection and NO Section 8

I have noticed very similar things about the area for sure. Rankin and Madison Counties are easily managed while Hinds can be tricky if you get into the wrong area and do not know it well. It can also be quite lucrative if you purchase right.

my sale was exactly like the opening scene in the Thomas Crown affair.. when the buyers are celebrating that Thomas Crown sold a property only to have him say well celebrate all you want you over paid by 30 million.. My attorney said how come your selling out for so little I reminded here of that scene I got hundreds of thousands in my pocket they got 200 houses with section 8 tenants and all the south Jackson crap that comes with them. they tried to Hire PM that pm basically broke them . the ONLY thing lucrative in my mind in Jackson is buying low and selling as soon as humanly possible take your profit and move on. .. or buying in the nicer areas of Jackson which there are a few but the returns on paper are not like these 10 caps and 20 caps being bragged about on BP.. those returns are priced for the extreme risk associated with those assets and I dont care what PM you have if cant self manage those live there and handle your own repair requests and knock on doors to collect your non hud portion its a very poor choice of areas to invest in the US

I know it's been a couple of years since you posted on this thread, but I wanted to reach out because my partner and I have a few rental properties in Jackson, MS and we have had an AWFUL time with property management there and have experienced all of the issues you originally pointed out. Would love to know the name of your company and connect!!

Hi Ashley. I feel your pain. I have a property in South Jackson, and the overall experience has been ok, BUT when you need something done, it's hard to get a response. The lack of urgency is REAL. I'm constantly combing the internet, just trying to find any good, responsive contractor. I started out with a property manager in 2008 - they closed shop a year later, without notice and $2000 of rent in their (bigger) pockets. Since then, I've self managed the home, using a local realtor to find residents and using past contractors (and the internet) when a repair arises. Using Yelp, Ace Handyman, Nextdoor, Facebook is still a crapshoot. You just need to research, get recommendations from past, trusted vendors and keep the good ones. If anyone has good handy-people, hvac, plumbers, electricians, PMs, etc in Jackson, MS please send them my way. I'm more than happy to give them the work. Good luck and happy investing!
