I've been vetting gurus to determine where an investment would return the greatest ROI. Many gurus dangle their network, trainings and resources but few deliver real value. Fewer still actually show-up to deliver the value in-person.

Pace was the only one I encountered who showed up live, who is living these deals out every day and consistently finding ways to deliver (increasing) value to his community. The quality of people in his community is exceptional - yes there are world class experts, yes they hustle and are brilliant. But what's most compelling is that he's managed to curate a group of people who also care for each other and care about HOW they conduct business. They're not out to just make money, but take care of homeowners, business owners, partners, etc and their well-being. 

Real estate investing wasn't on my radar - my focus is business acquisition, but once I encountered the Subto community and saw for myself how much they were willing to extend to me for free, I had complete confidence in making the investment.

Peace of mind with such an investment does not come cheap for me... I lost my job in July. I'm living off of cash reserves and burning through it - there is a well dry date looming on the horizon. I'm confident in the value that Pace is creating and what the Subto Community is delivering every day.

    Was informed by a credible source that a single Mom of 3 had to move into her car because Pace wouldn't give her a refund. His people pressured her into maxing out her credit cards. These stories are being compiled by an organization forming to take Pace down.

      pretty much every guru who has a fullfilment company does the exact same thing. its not unique to Morby by any means.. some of them have lenders lined up for personal loans for the big ticket class's 30 to 40k etc.. Its just how the industry runs..

      I just became aware through the same credible source that a lady with MS in a wheelchair is losing her life savings due to Pace and his henchmen. We are gathering more stories everyday from more and more people.

    I've been in Gator and Subto for years. I don't have time to outline all the stories and issues. Suffice it to say STAY far away from anything Pace Morby. I regret ever hearing his name. Check Trust Pilot and look around. Nightmare stories abound.

      1 of 100's of stories. I know of a single mom with 3 kids living in her car now. Many more stories coming out.

      Nate, have you had any personal dealings with Pace Morby?

      It’s a shame that these gurus sell this crap to unsuspecting people and mislead them so thoroughly to expect great results when the methodology they teach is lacking and even if it wasn’t the “student” just doesn’t have the knowledge, experience and or ability to be successful with the program.

      @Jay Hinrichs is correct, the actions of Pace Morby’s operation is no different that most other “Las Vegas / Provo, Utah” built marketing programs. Pace Morby and most other gurus are marketers, NOT real estate experts. 40 years ago these marketing companies began hiring not very successful actors as front men for their operation; but that didn’t work out too well because they couldn’t answer anything “off the cuff”. So now they utilize real estate salespeople and package them as “experts”.

      About 15 years ago Armando Montelongo’s ex wife told me that after they went broke flipping houses (they were the stars of “flip this house”) Armando went into a state of depression and didn’t leave his house for 6 months. One day they got a call from a Las Vegas marketing firm, flew to Vegas, and the marketing firm developed a “program” for Montelongo to become a guru. In his initial presentations he even said that he went broke as a house flipper - which begged the question why would anyone pay $40k to be “mentored” in real estate by someone who went broke in real estate? However, Montelongo was apparently VERY successful with his guru mentoring program, and although much of the profits went to the marketing company, he still did very well for himself. His students - probably not so much.

      I know Armando and was a back end vendor at his events.. He made bank no doubt. Once the students went through the big 4 day program many realized flipping houses was tough.. So He would mention that he had curated rental properties they could buy go to the back room.. folks came in and they would buy 30 to 50 houses end of the event.. at the time I had a non recourse private 5 year loan model that I would lend to IRA borrowers who put 50% down. And we worked Vegas and Orlando and the students bought these in the 2014 time frame for a few years and I know the homes they bought all doubled at least.. so it was a win win on those deals.. but the education program is as you said very well scripted.

    Is Pace still speaking at BPCON? I saw him in earlier promotions, but he's not listed as a featured speaker.

    From a Facebook Group for RV Parks: It's becoming more and more common to see disclosures like this on RV park listings, and there's a reason for it. (I saw this one today)

    Pace Morby has built a community that's flooded this market with unqualified buyers, bird dogs, and "acquisitions associates" spraying and praying for deals. In practice, that means hundreds, sometimes thousands, of people mobilizing to find a property, then feeding it into their internal groups so a bird dog can pocket $10,000 for sourcing it.

    We've had 30+ individual people reach out on a single listing, all from the same community, all running the same script. Ask the right questions and you'll often find several of them claiming to represent the same buyer, without that buyer even knowing.

    This hasn't produced a single closed transaction for my company. What it did do was bottleneck our deals. Every time we listed a new park, we'd get 100+ people from this community reaching out in the first 30 days, all asking the same questions and requesting the same information.

    The market's response has overwhelmingly been to add qualifying criteria and gates. Nothing complicated, but enough friction to weed out anyone who isn't real. We require direct communication with the principal or their licensed representative. We require proof of funds and a schedule of real estate owned. And early in the conversation, we make clear that if this reaches a contract and there's any attempt to wholesale the deal, there's a financial penalty for it. Pretty basic stuff honestly.

    And the "creative financing" pitch is a joke. In well over 99% of cases, it exclusively benefits the buyer at the seller's direct expense. It's not the win-win these people love to claim it is.

    This hasn't produced a single closed transaction for me. What it has done is torch the reputation of everyone involved: the community, the bird dogs who don't know better, and the buyers being misrepresented on their behalf.

    The problem is none of it matters, because these are the same people not reading the offering materials in the first place. We've had signed NDAs breached, with confidential deal information showing up circulated in groups with thousands of members. Pace and his team will also do nothing to rectify it because their business is not helping people buy properties, its selling access to himself. He doesn't need you to know how to actually buy parks, he needs you delusional enough to believe you can "get rich" buying "passive ownership" RV Parks for zero money down so that you pay him $10k - $50k to join his community.

    Qualify your buyers. Protect your sellers. This is why.

    @David Hori, I understand why you’re taking the time to vet these programs carefully, especially when the investment is significant. I’ve seen people get excited about a real estate strategy or community and move forward before fully understanding what they are signing up for. I always tell people to slow down and look closely at the agreement, refund terms, financing, and exactly where the risk falls if things do not go as planned.

    The same applies to the deals themselves. Do your own due diligence, verify who you are working with, and make sure the numbers and paperwork make sense beyond the success stories. I work around these issues from both the legal and real estate side, and I’ve learned that the paperwork usually tells you much more than the pitch.

      Diana, do you realize that David Hori has not posted in three years; only posted 3 times all in the early part of this thread; and filled out nothing on his personal page? The obvious conclusion is that he either was a “shill” for Pace Morby or a very enthusiastic early “victim” who was trying to make back his “entry fee” by gaining referral fees for people he led to sign up for the program.
