New England Investors - Anyone Invest in Fall River MA?

Hey all - I'm not an investor myself (yet) but I'm curious if anyone on here has done any deals in Fall River, MA. I'm interested in the market and think it has a lot of potential in the next 10-20 years.

Extremely low vacancy rates (<2%) and an increasing focus from the State of MA on transit-oriented development - lots of activity with the new Davol Street Master Corridor Plan and other notable projects seems to point to large amounts of government investment.

The detractors point to the limited market rates in the area - rents generally don't support ground up new construction (last I checked a market-rate one bed went for around $2,000). 

Any points to the contrary or case studies from those who have been successful in the market? Would love to hear about your experience.

    I have done several deals and to be honest if you are looking for a good deal and one that cash flows with ARV potential. I would reach out to @Christian Welch

    He has helped the majoroty of my clients I have financed in New England including MA, NH, VT, ME. Fall River has a ton of inventory last time I checked Christian Wlech had a client that was trying to unload his REI Portfolio of (15) homes all strong cash flows and room for ARV.
