    I already have it with Haven right now but it’s been vacant for about 4 months now. We started at $1200 for a 3/1 and now it’s about to drop to 850 and still no bites. It’s a 2 story side by side duplex fully redone and no applications. I’m on here cuz I want to explore other options.

      No mystery here.

      $55 per adult application fee, $35 "required" resident benefit package, "must have reservation fee" for vouchers, AND a $169 "set up fee"? Sorry, S8 folks are not made out of money. Heck, anyone should balk at those numbers. Before even getting a look inside.

      The home overall looks nice, although I might not have chosen the obnoxious white base mold for the dark baseboard sections. Textured walls in a bathroom are problematic, very difficult to clean. I could be mistaken, it is difficult to determine where the stove and fridge go. Looks like possibly stove goes next to the skinny door in the kitchen area? If so, no vent hood? Where does the refer go, across from the sink? For only one BA, very little storage or counter space can be an issue.What is the parking situation, since this is a duplex. The garage looks suspect, is there adequate pad parking, and are spaces clearly assigned?

    School has started now, so you missed prime time for families to make a move. Clearly there are serious issues if you can't get $850. Provide a link to the listing so we can see what you are working with. What screening criteria is being applied? Has the local S8 housing office been informed of the availability?

    Changing PM's is not necessarily going to solve your problem, especially this late in the year. Sure, no doubt someone will promise you they can get it rented quickly, but being rented, and being rented to a responsible group of adults are two entirely different possibilities.
