Hello everyone. Is anyone using Baselane for their accounting and bookkeeping? It's an affiliate of BP I am wondering if it's a good, trustworthy product. What accounting and bookkeeping software do you use? Thanks
Hey! I've been using Baselane for about a year and it's definitely a great tool. It helped sooo much during this tax season! Bookkeeping through the platform is really good, they have a sort of tagging system. You should definitely give it a try!
I have used Baselane for about 9 months- before they were affiliated with BP. They work for me, but I have a small portfolio and pretty basic needs. Their customer service isn't terrible if you ever have to contact them. As a customer, you easily find a customer service email address where you can send questions and you typically get a reply within a couple of hours. There is an AI assistance tool in Baselane that I don't get a lot of help from. There is also a customer service telephone number, but they hide it pretty well.
I think it is ok. There are some things that I think are clunky and awkward, but they are minor and few. I don't think there are any that will be perfect, spotless, and completely intuitive. One thing that frustrated me was that their site mentions a demo version, but there isn't one. I would have liked to be able to get in it and click around just to see what it was like without having to sign up (even though it's free) and transfer money in. You can watch videos on any software, but that's not as nice as getting in and clicking around yourself.
Way more people are way more knowledgeable than me, but it's my opinion that a newbie or just a small scale investor only needs something stupid simple. Write a list of all of your "wants" in a software. Make a spreadsheet of those wants, and start researching all of the available products. I did that and it took me less than an hour to research and turn a long, long list of management software products into a REALLY short list.

I'm thinking about trying it! It seems like the only software that also allows you to keep security deposits separate which is a feature I'm looking for!

Hi, I only have one rental and I've been using RentRedi since Oct and it is pretty nice. You can do the screening, leasing esigning, posting it, collect rent, and you can put in your receipts for a profit/loss tracking.

@Veronica Giggers Do you own your property in your personal name, or is it a partnership, such as a multi-member LLC? If it's a multi-member LLC, you're likely filing a 1065, so you should have your own balance sheet. Be careful with real estate-specific or all-in-one software that includes accounting features. Many are single-entry systems. This means there are less checks and balances to ensure all transactions are entered correctly. A double-entry system (like QuickBooks) allows you to reconcile your bank statements, ensuring that no transactions are missing or duplicated.

Still using a spreadsheet for 12 doors and I think about switching to software maybe once a quarter and then never do. I track income and expenses by property and by month, my CPA gets a clean summary at year end, and it works. What kills me is the reconciliation. Every month I'm cross-checking bank statements against what I've logged and it eats a whole Sunday. It's the kind of task that scales the wrong way because more properties just means more line items to match up.
I've looked at Baselane and a couple other platforms and the thing that stops me is the migration. Years of data, categories set up in a way my CPA expects, and I just don't trust that a new tool would handle it the same without a bunch of cleanup. For someone starting fresh with a couple units though I'd probably skip the spreadsheet entirely and just pick a platform from the beginning. The longer you wait the harder the switch gets.

Baselane is fine for banking and rent ops. We still treat it as the cash layer, not the full general ledger.
If you need a real balance sheet — owner draws, security deposits as liabilities, CapEx on the asset side — you'll want a double-entry file that reconciles to the bank every month. Property tags in the ledger matter more than which app collected the rent. Single-entry dashboards look clean until something duplicates or a deposit gets booked as income.
Use whatever moves the money. Keep books that still tie when the feed drops for a week.
