Hello Everyone,

I am fairly new to this forum, but I wanted to use this opportunity to find people to connect with who are interested in the same field. I am currently operating an RCFE (Assisted Living Facility) and plan to target this niche within real estate investing. I have been operating steadily for 2.5 years now.

I am looking to connect with people who have gone through the process of building their own facility or currently operate or own facilities.

More recently, I passed my California Real Estate Salesperson exam and am looking for a Brokerage who I can learn from and grow under.

Fun Fact I learned from a CEU class is nearly 40% of the California facilities were licensed in the last 7 years!

    Hey Sukhman, I am a broker in Sacramento (Hardin Realty & Property Management). I personally specialize in STR and MFR but our network includes a number of clients who work in elderly care and sober living recovery homes. Northern California remains a powerhouse for investment so good luck and get involved!

    Sukhman, that’s an interesting niche to be building in, especially since you’re already operating an RCFE rather than approaching senior living purely from the real-estate side.

    One thing I’d pay close attention to as you grow is keeping the operating business and the real estate side clearly separated. The facility itself can have very different financial and tax considerations from the building that houses it, and getting that structure right early can make future acquisitions and financing much easier.

    Your operating experience should also give you an interesting perspective when evaluating facilities because you can look at both sides of the equation: what the property can produce as real estate and what the operating business can realistically support.

    I have a friend and college that is currently building care facilities up here in the Reno, NV area. There is a lot of data that supports the need for more care facilities over the next 20 years. Building these have their own set of regulations you'll need to follow closely. For the brokerage, interview as many brokers as you can to find the right fit. Look for a broker that is investor focused but doesn't have conflicts of interests with your target clients.
