    The Triangle is big enough that I wouldn’t treat it as one market. Raleigh, Durham, Cary, Chapel Hill, and the surrounding pockets can behave very differently depending on price point, property type, rent profile, and exit strategy.

    If you’re looking for off-market opportunities, I’d start by getting very specific about the buy box first — area, asset type, price range, rehab tolerance, hold vs flip, and financing constraints. Then the sourcing gets much more useful because you’re filtering for actual fit instead of just collecting addresses.

    We’ve been building a lot around that exact process — matching property opportunities against operator criteria, lender boxes, and market context.

    Hey Jared, I’m based in Delaware, but I’ve been spending a lot of time working through Johnston County public property records for a property-intelligence project I’m building.

    One thing I’ve noticed is that off-market research becomes a lot more useful once you narrow down the type of property you’re actually looking for, then verify things like ownership, tax status, transfers, zoning, and parcel information.

    What type of properties are you mainly looking for around the Triangle?
