Decas Group property management

Hi all,

Is anyone having any issue with Decas Group in Birmingham? I have used Decas for a couple of years without issues. Typically, Paige and her team are very responsive. However, in the last couple of months I have been struggling to get a hold of them. They seem to be ghosting me. Not sure if they are going through rough times.

Anyone else haveing similar experience with Decas Group?

its your tag line   it leads one to make the assumption your selling a course .. I apologize that I took it that way..  we all give back in our own way.. a few years ago I organized a group of very successful BP members and raised over 200k for the charity we started 100% of the funds went to the home we bought and rehabbed Not one dime went to overhead etc. and gave a home away debt free to a deserving veteran there in Memphis.. I found raising money for charity is quite hard. When I started I thought with my voice on BP and my willingness to give 30 minutes to an hour of my time in exchange for a charitable donation I would raise the money in a matter of months.. took almost 2 years :( and BP was so kind to allow us to present at BP con.. 

Although I will say this as I have been in the Mid west east coast D C B rentals for over 23 years now and I owned at one time over 300 SFRS of this type.. Out of state owners trying to self manage I dont think personally is realistic .  I think it can be with Class A top end props where the tenants have 700 plus ficos  but you try to do this with SEction 8 or really any area of C class on your own and the risks are quite high. Even for me I found it was too tough to manage all these lower end rentals so I sold them all.  However one does need to pick the right manager and I do think they need to also buy the best property they can.. many investor bring pain to themselves by buying lower end properties and thinking the PM is going to be able to manage them like they are A class.. the renter class in the US can be quite difficult to manage given their 1 financial upset from missing rent.

    Serious question.Why don't you self-manage? Really? Property managers are middlemen doing a low paying job and no one will ever care more about your livelihood more than you. Even when you have a good PM today, things can change, they could get bought out, retire, hire subpar employees, devote more attention to bigger more high paying clients, etc. Today it's easier than ever to self-manage! I'd really be interested in your thought process, I look forward to what you'll say!

       no kidding LOL.. I knew the folks that started decas years ago.. not sure whats up with them today

      @Drew Sygit I have no course. Are you talking about the free school that I have where I help new landlords how to self-manage for free?

      I remember what it was like when I was afraid to fire my property manager... I listened to every single BP podcast (every episode) and bought all their books, and STILL was hesitant to self-manage. There is no one doing what I do for free helping people step by step. What is wrong with that?

      Think about it. Me, someone who's self-manage for over a decade and have all the systems, checklists, SOPs, etc and I spend my time to speak one on one and help people for free. There is no money in this. I do it because I love DIY property management.

      Tell me how you help people? What do you do to give back?

      PS I've helped over 100 small mom and pop landlords get started step by step. Not one of them are mad at me for reaching out to help for free.

      @Jay Hinrichs wow, I stand corrected, much respect! You help way more than me. lol I feel like a small fish, but it's inspiring to hear about all that you've done and doing. 馃挭

      Yes, I agree 馃挴 with the long-distance, section 8, low class rental risks. I say the same. My preferred situation is new DIYer have highest class rentals (I have B and A)/SFRs/long-term/single-story/etc I suggest trying to centralize everything in one market so they can have one RE specific attorney (not a jack of all trades attorney), they learn and master one market/state laws, have one lease/addenda and build one team with backups (eg primary secondary handyman), etc and lots more (it's a pain texting on my phone I have lost more to say), but I'm just trying to give you an idea. IMO the point is for new landlords to learn the ins and outs first and learn my KISS style doing more with less and not chasing shiny objects, then later when they want to scale they can be a mater at something (not a jack of all STR/MTR/LTR/co-living/etc), plus, they'll be able to manage the property managers better. If they don't want to scale they can be more like my style, super hands off with only five SFRs and everything is paid and owned fully by my holdings LLC, im in control but don't work in my business. As you know most mom and pop landlords own just a few rentals. And that's ok!

    I know I鈥檓 a little late on this, but I鈥檓 having serious issues with Decas Group. I haven鈥檛 received an owner draw in 5 months, nor have they returned my calls or emails. I have sent them certified demand letters which cannot be delivered. Can anyone in the Birmingham area confirm if the business is still standing? They owe me over 12k and I need to look for an attorney to represent me on this. Any advice is welcome!

I'm truly here to help, no shilling. No catch. Yes I run a free Skool community where I help DIY landlords for free. Because I can't add full course modules and walkthroughs here. In my mind, it doesn't matter why the PM is not getting back to you. This is yet another middleman horror story of a PM dropping the ball. Hit me up if you want any help. I self-managed my rentals from Iraq for 10years. I love this stuff bro. Truly, I'll jump on a call with you and will share everything I have. If I could share links here, I would give you some samples of the quality I'm talking about. Just DM me. Keep your head up, never sell, cashflow forever!

    @Hector Vidal Sorry you are dealing with this. When a Birmingham PM goes dark, the first jobs are locking the paper trail and the money trail: management agreement, last owner statements, bank deposits, lease files, security deposits, and open work orders. Brandon鈥檚 note about five months with no draw and certified letters that will not deliver is a different problem than slow maintenance. That is whether the company is still operating and whether funds are recoverable. Have either of you pulled a recent trust-account or owner-statement copy, or are you already past that into counsel?

    brandon that's rough man. five months with no draws and certified letters bouncing back is not a slow PM situation, that's a different animal entirely. one thing i'd check right now is where your tenants' rent checks are actually going. if they're still paying into the trust account and the money's just sitting there, you might be able to get it back faster. also don't wait around hoping they'll resurface - i've seen owners lose months of rent collections because they thought the PM would come back around. have a backup PM lined up now who can take over immediately and pull those lease files directly from your tenants if decas won't respond. the lease is your golden ticket - whoever holds the lease holds the money.

    Yes, unfortunately, we are currently experiencing significant issues with Decas Group as well. Like you, our biggest concern recently has been the lack of communication. My husband called approximately 25 times during September alone, in addition to multiple emails, and we have struggled to get responses or answers.

    We are also dealing with much more than communication at this point. For one of our rentals, our owner portal only reflects rental payments through March. We have repeatedly requested clarification regarding April through August, including whether rent was collected, the amounts and dates collected, why it is not reflected in the portal, and when any funds owed to us will be disbursed. We previously had a disbursement delayed for months due to what Decas described as an accounting error.

    We have also been billed for repairs without receiving photos or documentation verifying the completed work, and during our last conversation regarding the disbursement issue, we were presented with a $2,618 invoice that we did not approve.

    We emailed on September 3 requesting a written accounting and have continued trying to resolve everything directly with them. We have requested payment and disbursement records, repair documentation, information regarding the $2,618 invoice, and a copy of the current lease, but we still do not have the information we have requested.

    We are very concerned because this has gone beyond simply having difficulty reaching someone. We need transparency regarding funds being collected and expenses being charged on properties we own. We have now filed a BBB complaint and are looking into additional options for addressing the situation.

    I would also be interested in hearing from other Decas owners who have experienced similar issues recently, particularly with communication, owner disbursements, accounting, or repair charges.

    In our experience, you are both way past the point of this being a correctable error馃槨

    You both should find another PMC ASAP to take over your rentals.

    Be prepared to pay a little extra for them to door-knock the tenants to find out:

    1) If properties still occupied

    2) Condition of the properties

    3) If they can get copy of lease from tenants (can you get one from your owner portal?)

    4) Proof from tenants they've made payments since your last disbursement

    Unfortunately, we've had to do this several times in our Metro Detroit market for owners.
