Hello BiggerPockets community,

I’m Reginald Calloway, founder of ASC Real Estate Solutions in Hopkinsville, Kentucky. I’m seeking a reputable private or hard-money lender for a business-purpose fix-and-flip loan on 110 Colonel Drive in Hopkinsville.

Deal summary:

• Property: Approximately 1,798-square-foot single-family home
• Completed layout: Four bedrooms and two bathrooms
• Purchase price: $50,000
• Renovation budget: Approximately $101,000
• Requested financing: Approximately $151,000
• Conservative ARV: $250,000
• Target resale price: $260,000
• Loan position: First-position mortgage
• Preferred term: 12 months
• Primary exit: Sell after renovation
• Secondary exit: Refinance and hold as a rental

The renovation includes roof replacement, concrete and drainage corrections, structural floor repairs, two bathrooms, kitchen renovation, plumbing, electrical, flooring, windows, exterior improvements, deck work and fencing.

We have a detailed contractor scope and renovation budget prepared and can provide that documentation to qualified lenders upon request.

ASC has completed successful fix-and-flip projects, including two properties that sold for approximately $300,000 each. We also have two ground-up new-construction homes nearing completion in Hopkinsville. My estimated credit score is above 700.

I’m interested in lenders offering acquisition and rehabilitation financing with a clear written draw process. I’ll also be attending BPCON 2026 in Orlando and would be glad to meet qualified lenders there.

Please send me a direct message with your typical leverage, interest rate, points, fees, draw structure and closing timeline.

Thank you,
Reginald Calloway

I did my very first ever personal flip in Hoptown but have been writing loans for 23 years, been a broker for nearly 10. Your math says you are looking for 100% financing 50k purchase, 101k rehab, 151k total. This IS doable, just that the lenders that will do it tear you to pieces with dutch interest and every payment rolled into those loans and it is often coupled to and entry origination AND an exit origination. What is the current as is value, truly 50k?

Hey Justin, appreciate the insight—and it’s good to connect with someone who’s flipped in Hoptown! The $50,000 is our negotiated purchase price. I estimate the current as-is value around $75,000–$85,000, subject to appraisal.

We’ve since secured financing for 110 Colonel and are scheduled to close Monday. Your point about interest and fees is exactly why we’ve been comparing options carefully.

We also have 2631 Kenwood Drive, already purchased for $25,000, with an estimated rehab budget of $84,500 and a projected resale of $225,000. We’re exploring rehab financing and can share the detailed scope and comps if you’d like to look into it further. Happy to connect by DM. Thanks again!

Most of my lenders are 100k minimum and won't fund just the rehab because they want to be in first position. This would most likely end up in the bridge refinance with rehab bucket but you would have to apply for the minimum....nobody says you HAVE to use all the money. That is what I have done in the past. The first house I ever bought up there was 1411 E 1st St, Hopkinsville, KY 42240. Bought it at auction for 32k.

Reginald, the numbers may fit one of my capital partners, particularly with the loan request at roughly 60% of the stated ARV.

The main question is whether you're looking for 100% of both the purchase and rehab, or whether you're bringing any cash to closing.

I’d also want to know whether the $101K rehab budget is supported by contractor bids and whether you're currently working with any other lenders.

If you'd like, send me a DM and we can see if it makes sense to take the next step.

Hey Reginald, thanks for reaching out! We’ve secured financing for 110 Colonel Drive and are scheduled to close Monday.

I do have another project that may fit your capital partners: 2631 Kenwood Drive in Hopkinsville, KY. We’ve already purchased it for $25,000, and our projected resale price after renovation is $225,000. We have the detailed scope of work and comps ready to share.

I’d like to explore financing the full renovation and whether reimbursement of some of the purchase funds is available. What would your partners require for cash to close and reserves?

Happy to send the scope and comps over. Appreciate you connecting!

Hi Reginald — congrats on getting 110 Colonel across the line. Kenwood is the cleaner conversation: since you already own it, the rehab money usually rides on a small bridge refinance in first position, sized to cover the rehab and, depending on the appraisal, some of your purchase money back. At $84.5K of rehab against a $225K resale, the leverage is conservative, which helps. Send me the scope and comps you mentioned, and I'll price it out.
