Seeking DSCR Lender for Three Established STRs

I own three established short-term rentals in New York, Connecticut and Pennsylvania and am considering refinancing them into separate DSCR loans.

I'm looking for recommendations from investors who have personally closed with a lender or broker experienced with short-term rentals. The lender must be able to consider actual trailing Airbnb/VRBO/direct-booking income or an STR-specific rental analysis—not solely long-term market rent.

I’m interested in competitive fixed-rate options, reasonable closing costs and a three-year or shorter prepayment penalty. Both rate-and-term and cash-out options may be considered depending on the terms.

If you have completed a similar refinance, please share whom you used, the state involved and whether the final terms matched the original quote.

Brokers and lenders are welcome to respond, but please identify yourself as such. Please do not add me to any marketing lists.

    Hi John,

I’m a direct lender with Built Lending, and this is exactly the type of DSCR scenario we work with.

We finance short-term rental properties, including transactions where the STR income and property performance can be evaluated rather than relying exclusively on traditional long-term market rent. We also offer both rate-and-term and cash-out DSCR refinance options, subject to the individual property and borrower qualifications.

Since you have three established STRs across New York, Connecticut, and Pennsylvania, I’d be happy to review each property individually and determine the most appropriate structure. We can also look at fixed-rate options and shorter prepayment structures, including a three-year PPP where available.

I completely respect your request regarding marketing—I will not add you to any marketing lists.

If you're open to it, send me the basic numbers on each property: estimated value, current balance, trailing STR revenue, expenses, and your approximate credit score. I can take a preliminary look before you complete an application.

Hi John, I'm a mortgage broker, and this is an area I work in regularly. There are DSCR lenders that will consider short-term rental income using trailing Airbnb/VRBO income or an STR-specific rental analysis, although the guidelines can vary depending on the lender and the property.

For a refinance like yours, I'd compare more than just the rate. I'd also look at closing costs, prepayment penalties, reserve requirements, and how each lender evaluates STR income so you end up with the best overall structure for your goals.

I'd be happy to discuss your three properties and see which DSCR programs may be the best fit. Feel free to send me a message if you'd like to compare options.

John, broker here (Intel Loans, Coral Gables; licensed FL/TX/CO, DSCR in other states through our wholesale partners where their licensing allows), so weigh this accordingly.

Three things decide whether an STR DSCR refi actually matches the quote:

    1. How the lender counts income. Ask up front which method they underwrite to: (a) trailing 12-month actual Airbnb/VRBO/direct statements, usually haircut 20-25% for vacancy and fees; (b) an STR analysis like AirDNA or a 1007 with STR comps; or (c) long-term market rent, which kills most STR ratios. Get the method in writing on the term sheet before you pay for appraisals. Lenders that only do (c) will re-price you at underwriting, which is where the quote and the closing disclosure stop matching.

    2. Leverage and the prepay. STR cash-out typically caps around 70-75% LTV, rate-and-term 75-80%. A 3-year step-down (3-2-1) is common and usually costs 25-50 bps less than a 1-year or no-prepay option, so decide how long you're really holding each one.

    3. Do the three separately, in the state order that helps you most. Since each is its own loan anyway, close the strongest ratio first and use the appraisal on the weaker ones to negotiate.

Happy to run the three side by side, no list, no obligation.

We specialize in this and can give all the options and flexibility needed - around STR documentation (TTM Actuals like you have or alternatives if needed) and flex prepayment and loan structure and points/rate balance as you like

John — I'm Justin, mortgage broker with Power Loan Group. On the underwriting question: yes, I can place DSCR refis underwritten on your actual trailing 12 months of Airbnb/VRBO/direct-booking income, not long-term rent comps. That's where most DSCR quotes fall apart on STRs. Fixed-rate options, 3-year prepay available, each property on its own loan. DM me the three addresses and I'll run real numbers — no lists, no drip emails, just the quote.

What you're asking for is out there. There are DSCR lenders who underwrite short-term rentals on actual trailing-12 income — Airbnb/VRBO statements or an STR rent analysis — instead of long-term market rent, and prepayment structures at 3 years or under exist (3-2-1 step-downs are common). What decides the pricing property by property is the income documentation: 12 months of statements per home, current balances, and credit. If you want a real quote rather than a pitch, pricing one property first as the test case is usually the fastest way to see where you land.

    Hey John,

Most lenders will use actual STR rents if 12 months are provided, otherwise they will use a STR analysis appraisal or usually 75-80% of AirDNA's figure estimate.

I am a mortgage broker myself and am very experienced with STRs.
