Looking to Connect With Subject-To & Creative Finance Experts in Sacramento

I’m a real estate investor in Sacramento, CA, and I’m looking to connect with people who have real experience with creative finance transactions, especially subject-to deals.

I’d really like to connect with:

  • Investors who regularly structure subject-to and other creative finance deals

  • Insurance agents who understand how insurance should be handled on subject-to transactions

  • Transaction coordinators who have managed a significant number of subject-to or creative finance closings

  • Attorneys, escrow/title professionals, or other professionals familiar with these types of transactions

I’m specifically trying to learn more about properly structuring these deals, handling the existing mortgage, insurance coverage, documentation, escrow/title, servicing, and the overall closing process.

I’m not looking for someone who has just heard about subject-to deals. I’d really like to connect with people who actively work on them and understand the details and potential issues that can come up.

Sacramento/Northern California connections would be ideal, but I’m also open to connecting with experienced people elsewhere.

    Sacramento is a great market for creative finance. Lots of assumable inventory out there too, which overlaps with the sub-to crowd more than people realize.

    The biggest thing I see when investors compare sub-to and assumptions: sub-to is faster and more flexible, but the due-on-sale clause is always hanging over it. Assumptions take 45-90 days and require full lender approval, but when you close, that risk is gone completely. The loan is yours, clean title, no ticking clock.

    For Sacramento right now, the math on assumptions is worth at least running. A $450k home with a $350k assumable FHA at 3.25% is around $1,520/month on that balance. Same $350k at today's rates is closer to $2,340. That $820/month gap is real money, and it compounds over a hold period.

    The insurance piece on sub-to is genuinely tricky. Most agents don't know who to call. You need someone who can write a policy that protects the new owner's interest without triggering a lender inquiry from the insurance notification. There are specialty brokers who do this regularly.

    If anyone in this thread wants to talk through the assumption side of things for Sacramento deals, I'm happy to run numbers on a specific property. I do this full-time in Colorado but the mechanics are the same in CA.
