What are the best sites, groups, strategies, etc. to buy and sell single-family rental (SFR) portfolios? I'm looking to cash out of a few portfolios I own and looking to buy more. Not looking for single property retail deals via zillow or realtor.com.

For portfolios, I’ve seen the best opportunities come through relationships rather than public marketplaces. Investor-focused brokers, local and regional investment groups, and institutional buyers are often better sources than traditional listing sites, especially if you’re buying or selling multiple properties at once.
If you’re looking to acquire more portfolios after selling, I’d also have your financing strategy lined up ahead of time. Being able to move quickly with a portfolio purchase can make a big difference when the right opportunity comes along.

I've built 236 doors one house at a time in Memphis. I don't buy portfolios — I build them.
Here's why: I buy single-family under $100K from wholesalers, rehab $30-40K, ARV $180K-$265K, refi DSCR at 70-80% LTV. Every house hits the 1% rule. When you buy a portfolio, you're paying retail for someone else's picks. Some fit, some don't.
If you want to buy a portfolio, look for tired landlords in your target ZIPs. I focus on 38109, 38111, 38114, 38116, 38118, 38122, 38128. Direct mail, wholesalers, and relationships. But honestly, deal flow is the bottleneck. One good wholesaler beats a portfolio listing.

I would either find a commercial broker/agent that deals in that realm. Or look at networking events and local FB groups can be an avenue. Portfolios of single families are a tougher sell so it may take many conversations. What market is it in?
