Central Florida CRE investors — I'm looking for recommendations for reputable private lenders, bridge lenders, and commercial real estate financing sources active in the Volusia County FL market.
I'm currently working on a value-add multifamily acquisition and evaluating financing options to complement senior acquisition financing.
I'm particularly interested in lenders or financing sources with experience in smaller multifamily acquisitions, renovation, and value-add projects.
If you've worked with a lender or financing group you'd recommend, I'd appreciate the referral or any insight into your experience with them.

Smart to sort out the second piece before you're deep into the deal, because the first thing to settle isn't who, it's whether your senior lender will allow it. Most hard money lenders won't sit behind or ahead of another lien unless their loan documents specifically permit it, so a lot of smaller value-add buyers end up with one bridge lender covering purchase and rehab instead of stacking two. Whoever you talk to, ask how their draws work (who inspects, how many days to fund, lien waivers on every draw) and how many months of minimum interest you owe on an early payoff. A lender is only as good as the draw process behind the rate. Is your senior lender already committed, and does their term sheet say anything about subordinate financing?
Hi KP — for a value-add multifamily in Volusia, bridge and private lenders usually size off purchase price plus renovation budget, in-place income, and your exit into senior debt or a sale, so having the rent roll and rehab scope ready makes the conversation much faster. Any structure alongside senior financing also needs to be clear on total leverage and lien position, since many private lenders want first position. I am Marc with Royal Partners — happy to give you straight numbers if you want to DM me the purchase price, renovation budget, and current rents.
Hi KP — I do the financing on value-add small multifamily, purchase-plus-rehab included, and I can price the piece you're placing. To give you a straight answer in one go, here's what I'd need:
- Property address (or submarket) and unit count
- Purchase price, current value, and the rehab budget
- The ARV you're underwriting to, and what you're basing it on
- How much you're looking to raise, and where the senior piece stands — already set, and at what amount?
- Current rents and occupancy
- Sponsor experience — similar value-add projects completed in the last 2–3 years
- Exit — sell, or refinance into long-term debt
- Funding deadline, holding entity (LLC or personal), and the borrower's credit score range
Send that over and I'll come back with real numbers.
