Hi everyone I work with a few private/hard money lenders who fund acquisitions, renovations, and DSCR refinances for investors. If you're working on a deal and need financing, or just want a backup option alongside your current lender relationships, feel free to reach out. Happy to help however I can!
Having a backup option is smart. Plenty of deals stall because the one lender someone counted on changed guidelines halfway through the file. For anyone reading who takes up an offer like this, from anyone including brokers like me, ask early who actually funds the loan. Get the term sheet from that lender before you pay anything beyond an appraisal, because advance fee scams show up in private money more than in most corners of lending. Most hard money lenders also want a real exit before they'll fund, a sale or a refinance into a rental loan, so bring that with the deal. A quote is only as good as whoever is actually writing the check. Konlaa, do the lenders you work with fund off their own balance sheet?
YUP daisy chain middle men are a waste of most investors time.. known broker is worth the time.. going direct to Kiavi or lima or Renovo or any number of direct lenders will work as well.
