Nights are cooling off in Orange County, and the first cold one is when a tenant finds out the heater doesn't work. Four things we do on every rental each fall:
- Run it now. Furnace or wall heater on while it's still mild; service it if anything looks, sounds or smells off.
- Swap the filter. Fresh HVAC filter, and vents and returns clear of furniture and boxes.
- One way to report it. The tenant gets one clear way to report a heat problem, and a vendor is lined up who can respond quickly.
- Write it down. Date, filter size and vendor notes go in the property file.
California treats working heat as a basic habitability item, so this is worth doing early. What's on your fall maintenance list?
@Leo Stein good list. Here in PA you don't really get to skip it. We keep our HVAC team on retainer and they service every unit in September. I don't want to find a problem on the first truly cold day. It's kept us in front of most of it.
Leo, we fold most of this into the turn itself so it is not a separate trip. Any house that turns in the fall gets the heat run, filter swapped, and detectors tested by hand before it is listed, and any occupied house gets the same four checks you listed on one scheduled visit. The add I would make is documentation: we photograph the filter, the thermostat running, and the detector test, and file it with the work order. At 236 doors, the win is not the checklist, it is that every house gets the same one, in the same order, with proof it happened.
