@Gabe Mccorkle I can pull distressed + long tenure absentee owners on the north side, off market, not MLS. north side is doable, before I run anything tho what does a good deal look like for you, which zips (Lakeview, Uptown, Rogers Park, Albany Park?), SFH only or 2-4 units too, and what distress matters most, tax delinquent, pre-foreclosure, or just long tenure tired landlords?

raw county data is half junk, already sold or paid off, so I’d rather build a tight list on your exact buy box than send you 500 rows you cant use.

appreciate that, I'm open to both single-family homes and 2–4 unit properties.

My main focus is heavily distressed properties, vacant homes, major rehab projects, and tired landlords looking to sell. Tax delinquent and pre-foreclosure properties are worth looking at too.

The biggest thing is finding properties priced well below market value with enough room for renovation costs, investor profit, and an assignment fee.

I want to make sure we're targeting the right areas before you put together a list. What ZIP codes would you recommend starting with around the North Side and DePaul?
