What "clean books" actually looks like before tax season

Most landlords think clean books means "I have receipts somewhere." It doesn't.

When I hand a client's books to their CPA, clean means:

  • Every bank account reconciled through month-end

  • Rent matched unit-by-unit against deposits (not one lump "rent income" line)

  • Repairs separated from improvements, properly coded

  • Owner draws tracked separately from business expenses

These are the four pillars of a clean rental bookkeeping file. When they’re all in place, the CPA review is smooth and quick, and you avoid surprise letters from the IRS in July.

I know getting to this point can feel overwhelming if you’ve been managing everything yourself. That’s exactly why I help long-term landlords organize their books before tax season starts.

Which of these four areas is the trickiest for you right now?
