Hello, BiggerPockets Community!

My name is Deborah Foy, and I’m a real estate investor based in Front Royal, Virginia, in the beautiful Shenandoah Valley.

My professional background includes real estate investment analysis, identifying investment opportunities, property management, and project management. I also bring 10 years of Department of Defense experience in program management, budgeting, strategic planning, and organizational operations.

I’m currently focused on expanding my real estate investment business and establishing long-term relationships with private lenders, investors, wholesalers, and joint venture partners.

🏡 My Investment Goals

My goal is to acquire 2–5 investment properties per month, including residential fix-and-flips and income-producing rental properties.

My immediate priority is identifying profitable fix-and-flip opportunities to generate capital for future acquisitions while building a portfolio of long-term and short-term rentals.

I’m seeking opportunities that offer strong returns, realistic renovation budgets, and sound investment fundamentals.

💰 Seeking Ongoing Private Financing Partnerships

I’m particularly interested in connecting with private lenders and investment partners who can provide ongoing funding for multiple real estate acquisitions, rather than financing just one transaction.

Ideally, I’m seeking financing arrangements that can cover:

* Up to 100% of property acquisition costs
* Renovation and rehabilitation expenses
* Closing costs and carrying expenses
* Multiple investment properties simultaneously
* Ongoing acquisitions as projects are completed

I’m also open to joint venture partnerships and mutually beneficial profit-sharing arrangements with investors interested in funding residential real estate projects.

My objective is to establish reliable financing relationships that allow me to evaluate opportunities and move efficiently when the numbers make sense.

📍 Target Investment Markets

I’m primarily targeting Virginia properties in Warren, Orange, Caroline, and Spotsylvania counties, along with surrounding communities.

For fix-and-flip projects, I’m generally seeking properties with acquisition prices below $250,000, depending on their renovation requirements and after-repair value.

I’m also interested in off-market properties, distressed homes, small multifamily investments, and rental properties with strong cash-flow potential.

🔨 My Investment Strategy

My fix-and-flip strategy focuses on purchasing undervalued residential properties and increasing their market value through strategic renovations.

Improvements may include hardwood flooring, granite countertops, updated kitchens, energy-efficient appliances, and landscaping.

My long-term vision is to build a diversified portfolio of profitable flips, traditional rentals, and vacation rental properties, particularly in desirable waterfront and recreational markets.

🤝 Let’s Connect!

I’m actively building a pipeline to support 2–5 acquisitions monthly and would welcome connections with lenders, wholesalers, private investors, and experienced real estate professionals.

I’m especially interested in meeting funding partners who are comfortable financing multiple projects and establishing ongoing investment relationships.

If you’re a private lender, wholesaler, investor, or potential joint venture partner working in Virginia, I’d love to connect!

I also welcome recommendations from experienced investors who have successfully scaled their fix-and-flip businesses into rental portfolios.

I look forward to learning from this community, sharing opportunities, and building successful professional relationships.

Hi Debbie - that kind of steady pipeline (2-5 acquisitions a month, flips under $250K in the Valley and Fredericksburg-area counties) is exactly what private lenders like to see, because repeat volume builds a track record fast. One honest note on structure: hard money and private lenders typically size off purchase price plus rehab budget, capped by ARV, and 100% of acquisition plus rehab is possible on strong deals, but covering closing and carrying costs too usually requires either a JV partner or some of your own capital in the deal. I am Marc with Royal Partners - if you want, DM me one deal you are working on now - price, rehab estimate, and ARV - and I will give you straight numbers on how lenders would likely structure it, so you can compare that against a profit-share split.

Hi Deborah! It sounds like you’re building a solid investment strategy with both fix-and-flip projects and long-term rentals in Virginia. We may be able to explore private financing options for your acquisitions and renovation costs, depending on the property and project numbers. We’d be happy to connect, learn more about your upcoming projects, and discuss whether there may be a fit for an ongoing financing relationship. Looking forward to connecting!

Hi Deborah — one honest note on structure first: 100% coverage of purchase, rehab, and closing costs isn't a structure I can put together on my side. What I can do is the standard purchase-plus-rehab loan as a single facility, sized off the after-repair value — that's the version of this that actually gets funded.

If that works for you, here's what I'd need, based on a typical deal:

    1. Your typical numbers — purchase price, rehab budget, and ARV, roughly

    2. Your credit score range (just the range is fine)

    3. How many flips you've completed so far, and how many rentals you currently hold

    4. Do you buy through an LLC?

    5. Is Virginia the only market you work, or do you look at other states too?

    6. Are you looking for deal-by-deal loans, or an ongoing facility you can keep drawing on as deals come up?

Send those over and I'll tell you straight what the structure would look like on a real deal.

Debbie, I like your approach, especially your goal of building a steady pipeline of 2–5 acquisitions per month instead of focusing on one property at a time.

I specialize in helping real estate investors and business owners access capital, and I may have some funding options worth exploring for what you’re looking to accomplish.

I work with 0% APR business credit cards offering 6–12 months of interest-free financing, business lines of credit, business loans, SBA financing, and revenue-based funding. Certain business credit options also don't report utilization to personal credit bureaus, which can be beneficial when managing multiple projects.

I also have access to aged shelf corporations, which may be useful for investors whose existing LLCs don’t meet certain lenders’ business-age requirements. Of course, funding still depends on the credit profile and lender qualifications.

Since you're looking to finance multiple acquisitions and renovations, I'm curious whether you already have an established LLC and funding in place, or if you're looking to build additional funding capacity to support your growth.

I’d be interested in connecting and seeing if there’s an opportunity to work together.

Hi Debbie, congrats on the pace you're keeping in Front Royal! Buying 2 to 5 properties a month is impressive. Once your private money or JV partners get you into those deals, I'd love to connect for the long-term side. I do DSCR rental loans, which qualify on the property's rent instead of your personal income, so they work well for refinancing out of private or short-term money and into a 30-year rental loan. They can close in an LLC too. Feel free to message me anytime, and I'm happy to run numbers on a deal whenever you're ready. Hi Debbie, I'm a lender, and I work with flippers who run several projects at the same time, so a pipeline of 2 to 5 a month in your counties is the kind of plan I like hearing about. Your DoD budgeting and project management background will help a lot here, because lenders tend to move fastest for borrowers who show up with a clear scope of work and a schedule they can actually hit.

One honest note: most flip lenders want the borrower to put some of their own cash into each deal instead of covering every cost, so it's worth deciding early how you'll handle that piece as volume grows.

Are you working on a specific property right now, or still building the pipeline before you start making offers?

Deborah, I like that you are thinking beyond one transaction and building a repeatable pipeline. I'm Nyisha with EquityNest Capital. For an ongoing funding relationship, I would start with one representative deal and use it to establish the structure, documentation, draw process, and realistic leverage. I also want to be transparent that financing the purchase, rehabilitation, closing costs, and carrying costs together may require some borrower capital or a joint-venture component, depending on the deal. If you have a Virginia property under review, feel free to share the purchase price, rehab budget, expected ARV, location, credit range, available cash, experience, and exit strategy. I can help you compare a purchase-plus-rehab loan with a partnership structure and see what is practical. No pressure.

I flip at a similar pace and the keepers are where my guy earns it - DSCR takeout off the new value with no seasoning when a flip turns into a hold. No origination fee on his side. At your volume the exit lane matters. DM me if you want his info.
