This property will require more than a cosmetic refresh.

Anticipated improvements and concerns include:

  • Access: Downstairs unit is accessible only from the rear of the property

  • Upstairs Unit: Configured as 2 bedrooms and 1 bathroom but lacks a dedicated living area

  • Odors: Strong cat urine and cigarette odors requiring remediation

  • Water Damage: Present in the upstairs unit

  • Pest Activity: Signs of pest activity should be investigated and addressed

  • Layout Improvements: Both units may require functional changes to improve rental appeal

Estimated Purchase + Rehab: $175,000–$185,000, before financing, closing costs, carrying costs, and contingencies.

Buyers should verify the legal unit configurations, renovation feasibility, and final scope of work before purchasing.

Putting the rehab range and the rent next to the ARV up front saves a buyer a lot of guessing, and that's worth something. The financing is where this one gets tight. Purchase plus rehab at $175K to $185K against a $200K ARV is a thin spread, and the rehab lenders I shop commonly cap the loan at 75 percent of ARV, sometimes 70 at lower price points. So a buyer using leverage should expect a real chunk of their own cash to stay in the deal, even after a DSCR refi on the $2,000 in rent. A deal's financing is only as solid as the comps behind the ARV, because that's what the appraiser tests. Is the $200K based on recent duplex sales nearby, since the lender sizes the loan off the appraised value?

      Hey Noah,

The ARV on this one is underwritten by estimated rents, which in this market tends to be the best way to underwrite small multifamily. The comp was pulled by a local investor-friendly agent, not just my own assumptions based on what I could find from something like Zillow or redfin.

Something worth keeping in mind, the over-all feedback on this deal is that it should not have been converted into a duplex, and would work better if converted back into a single family home. Let me know if you are interested, I'd be happy to track down the numbers for this one as a SFH.
