Understanding the Area

Hi everyone!

I’m starting to invest in the Milwaukee area, but I don’t live in the U.S. yet.

I’d love to get your recommendations on good neighborhoods to start with, and whether it’s better to focus on the north side or the south side of the city.

Thanks in advance for any advice!

Hello Tair and welcome to BiggerPockets!

To find people and past posts about Milwaukee neighborhoods, I'd recommend using the search feature.

You can also set up keyword alerts and locations to be notified whenever Milwaukee investing is mentioned in the forums moving forward.

Lastly, I met a couple of Milwaukee investors at BPCon this year. They've been living/investing there for 20+ years and are always connecting with other investors. Happy to make an introduction... if you're interested, shoot me a DM.

    All the best!

    Abel

    @Tair Biton

Welcome to Milwaukee investing — great choice! Even if you’re not in the U.S. yet, this market can work really well with the right team on the ground.

    A few quick guidelines:

    South Side:
    • Generally more stable for new investors
    • Strong rental demand
    • Solid cash-flow neighborhoods like Layton Blvd, Burnham Park, Lincoln Village

    North Side:
    • Higher cash flow potential but also higher management needs
    • Only recommended if you have a strong local property manager and contractor
    • Look for pockets near Sherman Park, Midtown, Old North Milwaukee

If you want, I can share a more detailed neighborhood breakdown or help you match the right area to your budget and strategy. Happy to help — welcome to the Milwaukee market!

Hello, I'm working on OOS investment in Milwaukee duplex as well

How is Martin Drive neighborhood looking like for investment?
I've read in some posts to look into East to West ending in Wauwatosa for good neighborhood; however this Martin Drive is in between

    Thankyou in advance for sharing!

Martin Drive is a great neighborhood in my opinion.

    Hi Hendra,

I'll just speak on the area in general, it is not the best area of Milwaukee, definitely bottom 30% in terms of crime/low income. I am aware of a nonprofit that specifically focuses on this area (a business improvement district) that is one of the more involved and well run ones. They may have resources to help landlords that invest in the area:

I'd check the website and explore other parts of Milwaukee as well
