Finding an investor

Finding an investor

As a young professional aspiring to enter the fix-and-flip market, I am encountering challenges in securing an investor. I am seeking someone interested in benefiting financially from my efforts, but have yet to find any takers. Could you provide any advice on how to attract potential investors?

Carson, investors usually back a deal before they back a person they have just met, so I would lead with a specific opportunity rather than a general ask. Find a property, run the numbers conservatively, and put together a simple one-page summary: purchase price, rehab scope and cost, comparable sales, timeline, and what you are bringing to the table yourself. Then share it with people you already know locally — a real estate agent who works with investors, a lender, a contractor, and investors at local meetups — and ask for feedback, not just money. Be clear about the terms you are proposing, what the risks are, and what happens if the flip takes longer than planned. The first small, well-documented deal is usually what earns the second conversation.

First of all, the times are tough right now and the investors are not eager to invest at this moment. So you have a headwind. It means your offering will have to be rock solid. The real question is can you give them confidence that they will benefit financially? If they think they will lose money, they will not invest. What do you need to do to give them the confidence? How must you present your offering to them? Can you make sure that when you talk or present they think "you know what you are doing"?
