Hi all,

I'm interested into speaking with property managers in the Worcester, MA metro area. This would be for management of small multi-families of 3-4 units and 5-10 units.

I'm also interested in real estate agents who represent buyers in this area and for these size apartments.

Anyone have any recommendations of people or companies to contact?

Thank you.

Harry, locking in buyer agents who already know Worcester's 3 to 10 unit stock is a smart move before you start touring, that size band moves differently than SFRs. One tip: ask each agent how many of those exact unit counts they closed in the last year and who their go-to lenders are for small multifamily, because the ones who live in that niche save you a lot of dead ends. I help people with exactly this, and I also work with a network of buyer agents, so if I'm not the right fit I'll connect you with someone who is. Message me your target price range and whether you want 3-4 or 5-10 first, and I'll point you the right way.

For 3-10 units, ask any manager about their fee on top of rent, leasing fee and maintenance markup, and ask for owner references on buildings your size. On the agent side, look for someone who has closed multifamily recently and can pull real rent and expense numbers. I do lending for multifamily investors and I'm happy to walk through financing options on a deal in that range.

Hi Harry — I'm a licensed agent in MA (Candor / eXp) and I invest in Worcester myself — I own two 3-units there, one bought in 2021 for $479K and another in 2024 — plus I co-founded TWM Residential, so I see both sides of this: the buy and the management handoff. A few things I'd weigh: for 3–4 unit buildings, look for a PM who actually manages that size (many firms price for 10+ units and treat small multis as an afterthought), and ask how they handle leasing, turnover costs, and owner reporting before you sign — that's where the year-one surprises live. On the buy side, I underwrite Worcester multis the same way I buy them: rents, taxes, and reserves first, appreciation second. Happy to connect and talk through what you're looking at — DMs open.
