Hey BiggerPockets community,

If you’ve ever passed on a great deal because conventional financing was too slow, too strict, or tapped out, let’s connect.

I’m with NEI Services Inc, and we act as private money brokers connecting real estate investors with flexible, asset-based capital. We aren't a single-box lender—we review every deal individually and match your scenario to the right private capital partner from our extensive nationwide network.

🔨 Our Core Loan Programs:

  • Fix & Flip: Short-term, asset-based funding for purchase + rehab (up to 100% rehab scenarios available). Fast closes so you can lock down properties quickly.

  • Rental / DSCR: Long-term financing (up to 30 years) qualified on the property's cash flow, not your tax returns. Great for portfolio growth, rate-and-term refis, or cash-outs.

  • New Construction: Ground-up financing for non-owner-occupied projects with land and plans in place.

  • Commercial & Business Funding: Flexible capital across mixed-use, multifamily, retail, office, and operating business needs.

  • Proof of Funds: Deal-specific, accurate POF letters to make your offers stand out to sellers.

  • Nationwide Lead Service: Custom property lists pulled from a 120M+ property database matched directly to your buy box (pay per block of leads—no subscription required).

🌍 Where We Operate:

We arrange funding across 37 states + DC (including core markets like PA, MD, VA, DE, FL, TX, OH, NC, SC, and more). Whether you need boots-on-the-ground support or just need the capital to close, we work with vetted local networks to keep your projects moving.

Let’s Talk About Your Deal:

Bring us your numbers, your address, and your exit strategy.

Seeking Hard Money & DSCR Lending Partners – Residential Multifamily Investments

I am an experienced real estate investor seeking lending partners to help scale my residential multifamily portfolio through long-term buy-and-hold investments.

    Property Acquisition Criteria

    • Property Type: Residential multifamily (2–4 units)

    • Condition: Rent-ready properties

    • Purchase Price Targets:

      • Duplexes (2 units): Under $170,000

      • Fourplexes (4 units): Under $250,000

    • Acquisition Financing: Up to 70% of ARV

    • Cash Flow: Targeting net operating income of approximately 35%–50% of gross rental income

    • Investment Strategy: Long-term buy-and-hold

    Financing Needed

I am looking for a reliable hard money lender who can provide fast acquisition financing so I can move quickly and compete effectively when purchasing properties.

    My preferred financing strategy is:

    1. Purchase: Use hard money financing to acquire the property quickly.

    2. Refinance: Immediately refinance into a long-term DSCR loan after closing.

    3. Timeline: Targeting a DSCR refinance within 90 days or less of acquisition.

    4. Exit Strategy: Retain the property as a long-term rental.

Who I Am Looking to Connect With

    • Hard money lenders offering competitive rates, points, and fast closings.

    • DSCR lenders who allow refinancing shortly after acquisition.

    • Lenders with flexible seasoning requirements or no seasoning requirements.

    • Lending partners experienced with 2–4 unit investment properties.

I am looking to establish long-term relationships with lending partners who can support repeat transactions as I continue growing my rental portfolio.

Please reach out if you offer financing that fits this strategy. I would welcome the opportunity to discuss your lending programs and requirements.

      Hi Chris,

You might want to check out LoanShift at https://rocky3d.com/loanshift/

We connect real estate investors with financing options through our lending marketplace partner, including acquisition financing and DSCR loans. It's free to submit an inquiry and see what options might be available for your investment properties.

It can't hurt to try multiple sources. Best of luck with your projects!
