My guess is Best Buy wanted a rent discount due to COVID and decreasing brick and mortar sales, and the landlord said no.

What did you notice about engagement after you started doing this – did it drive more traffic? 

I personally want a proven track record before I'll start giving someone leeway.I would give him written notice with 60 days to pay off the loan in full.

I also noticed many out of town investors buying land in this part of Kensington as well.

This fixed it flat out. 2ndly I prepare a 3 day notice in advance so on the 6th I deliver it via a photo in a text and then to their door.

Or it can be with a "notice of assignment" as part of the closing. 

Plus, with interest rates so low, refinancing a home has been a great way to decrease your monthly payment.

I'm in the final stages of selecting a Property Manager and they have several "Performance Guarantee" that they sent me in a pamphlet (things like "We only get paid when a tenant pays", "If the tenant we place in the property gets evicted within the first 12 months, we will refund the leasing fee", and "If you are not happy with our service, you can cancel anytime with a 60-day notice").
